What We Take On

Most of the properties we work on need more than roofing. Once the scaffold is up and the roof is sorted, the render wants patching, the fascias want painting, the garden wall has moved, the gutters are running onto the path and the back door has dropped on its hinges. Rather than leave you to find three other trades, we take that work on as well.

It is the property maintenance side of the business that has always run alongside the roofing, and it covers both ends of the scale: single small repairs that nobody else wants to turn out for, and longer runs of work where a property is being brought back up to standard before letting or selling.

The way it is quoted is the same as the roofing. We come and look, tell you plainly what we would do, and give you a fixed price in writing rather than an hourly rate and an open-ended job.

What Small Jobs Turn Into

Nearly every expensive repair on a house started as a small one. Flaking paint on a timber fascia is a decorating job this year and a joinery job in three years. A blocked gully is a ten-minute job until it has been soaking the wall behind it for two winters.

The problem is rarely that people do not know. It is that small jobs are hard to get done. They are too small to interest most contractors, so they sit on the list, and by the time they are big enough that somebody will quote for them they are big enough to hurt.

On rented and holiday-let property the same effect runs faster, because nobody is living with the fault day to day and it only gets reported once it stops something working. Regular maintenance is far cheaper than the repairs it prevents.

Home Improvement Work In Detail

General property maintenance and repairs

This is the bulk of it: the running repairs that keep a house from quietly degrading. Blocked or broken gutters and gullies, cracked render, loose or spalled brickwork and pointing, rotten timber, dropped doors and gates, damaged garden and boundary walls, paths and paving, and the leaks and draughts that come with all of them.

Because we are roofers first, we tend to trace water properly. A damp patch is not automatically a rising damp problem or a render problem; very often it is coming off the roof, the chimney or a gutter and appearing somewhere else entirely. Finding the cause first is cheaper than treating the symptom twice.

Exterior decorating

On the North Wales coast, exterior paintwork is protection rather than decoration. Salt air and driven rain strip a poorly prepared finish within a couple of seasons, and once the coating has gone the timber or render underneath starts taking water.

The preparation is most of the job: cutting out and treating any rot, filling and making good, cleaning down properly and priming bare substrate before anything else goes on. Timber fascias, bargeboards, soffits, windows, doors, railings and rendered or masonry walls all fall into this, and it is often worth doing while access is already up for roof work.

Interior and exterior improvements

Inside, the work runs from making good after roof or damp repairs, through plasterwork patching, decorating, small joinery and fitting, to putting right the jobs that have been half done by somebody else.

Outside, it takes in the improvements that change how a property looks and how it holds up: re-rendering and repainting elevations, replacing tired timber with maintenance-free alternatives, tidying up drainage away from the walls, and general tidying of the outside of the building. Where a job is genuinely outside what we do, we will say so rather than take it on.

Landlords, agents and holiday lets

A good deal of this work is for landlords, managing agents and holiday-let owners who need a reliable local contractor for the maintenance list between tenancies and changeovers, rather than an emergency call every few months.

No. Small jobs are exactly the sort of thing we are happy to turn out for, and we would rather deal with them early than after they have grown.

Do you charge for quotes?

No. Coming out to look and quoting the work is free, the same as it is for the roofing side.

Do you work by the hour or by the job?

By the job. You get a fixed price in writing before the work starts, itemised where there is more than one thing on the list.
